The apartment and condominium market is climbing steadily based on trends in the last two to three years, said Christopher K. Felix, president and principal broker of Century 21 Realty Management Co.  

Guam is presently an investor’s market — exemplified by buyers who have purchased apartments and condominiums at a medium or low (3% to 4%) annual rate of return (net income divided by purchase price) with an expectation that the annual rate of return will increase (6% to 8%) in two to three years.
