Guam's real estate market tends to fluctuate widely and before projecting future expectations it's important to keep an historical perspective in mind. Between 2004 and early 2008 the real estate market reflected explosive growth and significant price appreciation. Improved market conditions resulted from an end to recessionary economic conditions followed by the speculation associated with the pending military expansion. Market conditions peaked in 2007.
